The Annual General Meeting of the unit owners of the Peel Condominium Corporation No. 110 (The “Corporation”) will be held “Virtually” (Zoom) on Monday, March 20, 2023. Registration will commence at 6:30 pm and the Annual General Meeting (AGM) will start at 7:00pm.
Registration will take place electronically and the relevant links have been emailed to all owners who have provided their email addresses to the Corporation. If more than one owner from the same unit wishes to attend the meeting, then both owners must register. Once registered, the unit owners will receive a link to attend the meeting.
Unit owners who wish to participate in the AGM but are unable to register for the meeting electronically are advised to inform the property manager. The property manager will then make necessary arrangements to provide those unit owners with dial-in information in order to allow residents to participate in the AGM by telephone.

Dear Residents,
It's with pleasure that we announce Maria Saliba has joined our team as Assistant Superintendent at PCC 110 effective Feb 1, 2023.
Maria has worked as a cleaner at PCC 110 since June 2021 and has over 10 years of industry experience as an Assistant Superintendent.
We are excited to have Maria come on board.
The elevator 2 car is back in service. All the button lights will be functional now. The next elevator modernization will be on Car #1 starting next week.
The upcoming elevator modernization project is tentatively commencing the week of September 26, 2022. The tentative completion date is June 30, 2023.
During the first two (2) weeks of the project, our contractor will rig/hoist heavy equipment to the elevator machine room. This work phase is usually the noisiest part of the project but ensures all new elevator equipment is safely moved into place.
We greatly appreciate your cooperation and understanding, and we will do our best to minimize the shut down time.

It was brought to the Management's attention that several residents have not been observing the special requirements during the Garage Roof Slap repair project. Residents are reminded that their cooperation is essential to the successful completion of this project.
Residents are specifically reminded that:
Do not use any exits in the back of the building except for emergency egress / evacuation.
No Access or use of the Loading Dock and/or Service Elevator unless pre-approved by
Management using special pre-arranged procedure.
For big bags that cannot be disposed of using the garbage chute, or kitty litter, please use the black bin on the North West side of the building by the end of the garage ramp or tennis court.
We can only have 1 bin for this purpose during the project. Do not overfill the bin. If the bin is full, please wait until the next disposal cycle. Bulk Items will have to be called in before they are picked up. All residents must call the superintendent and make special arrangements prior to dumping

The Government of Ontario has made regulatory amendments under the Condominium Act, 1998 (Condo Act) and four other statutes which extend the effective period of temporary legislative provisions permitting corporations governed under these statutes to call and hold meetings virtually, as applicable, notwithstanding certain restrictions or requirements. The effective period of these temporary legislative provisions has now been extended to September 30, 2023.
Work on the parking garage roof slab at the back of the building is now in progress
No vehicles will be allowed in the back parking lot.
Use of the car washing station has been suspended as well, with no exceptions.
The corporation and contractor will not be held responsible for accidental damages to items or vehicles left in the visitor parking lot.
All exits in the back of the building will be blocked during work hours – Monday to Friday 7am to 7pm and Saturday 9am to 5pm.
No loading dock during repairs, delivery and move-in/outs. All use of service elevator must be approved.
Bulk pickup has been suspended on call. Please arrange with the superintendent or management office.

Please be advised that on Thursday, March 10, 2022, Capital Fire (Fire and Security contractor) may briefly enter your suite, accompanied by a representative of the Corporation.
They will be conducting the mandatory fire deficiencies repairs between 9:00am and 5:00pm. There may also be some residual work that needs to be done on Friday, March 11, 2022 which does not require in-suite entry.
During the deficiencies repair, Thursday, March 10, 2022 water will be shut off for the entire building (cold/hot).
It is critical that we ensure that our fire life safety systems are operational. As per the Condominium Act, 1998, both the corporation and owners have a legal obligation to ensure that the Fire Code is upheld.
During this unprecedented time, all contractors when onsite will follow COVID-19 protocols and
recommendations recommended by Health Canada.

On Tuesday February 15, we will be conducting the monthly fire test along with the quarterly fire drill. Fire Panel Alarm Testing will take place; The Fire Alarm will be going on and off for short periods time intermittently.
DO NOT CALL 911 UNLESS AN ACTUAL EMERGENCY ARISES DURING THE DRILL.
Fire Drills are a mandatory requirement and are performed regularly to test the fire alarm system as well as reinforcing emergency procedures required during an emergency for both building staff and tenant/occupants.

Fan-coil unit maintenance will take place from Monday February 14 to Friday February 18, 2022 as follows:

• Thu Feb 17 - 8th to 5th floors inclusive

If you do not want your unit serviced, please advise Management prior to February 11, 2022.
Each day, Climanetics (the contractor) will be starting at approximately 9 am on the highest floor for that day. A PCC 110 staff member will be escorting the contractors. We will be following strict COVID-19 protocols.
How to Prepare
Please clear all furniture away from the fan coil unit’s access panel, a minimum of 4 feet.
Please remove any valuable articles or furnishings that may be damaged because of their proximity to the fan coil unit.
Make sure there's approx. 3 feet of access through the suite to reach the fan coil unit. Climanetics will not move anything that impedes their access to the fan coil unit.
For fan coil units that have sealed access panels (for example, with paint or silicone), you will need to cut the seal or give permission to our technicians to cut it. Climanetics and PCC 110 will not be held responsible for any damages that may occur while cutting the seal.
For health reasons, when the technicians are in the suite, please distance yourself from them.

Notice of entry: Annual In-suite fire inspection
Between Monday, May 10, 2021 and Wednesday May 12, 2021, between 9:00 am and 5:00 pm, CAPITAL FIRE will be briefly entering your suite to conduct the mandatory annual fire inspection.
They will be accompanied by a representative of the Corporation. All contractors when onsite will follow COVID-19 protocols and recommendations recommended by Health Canada.
The fire alarms will be ringing intermittently during the testing period. In case of an actual emergency during the testing, the fire alarms will ring continuously.
Please ensure that pets are kept restrained during this process.
Should access be denied, Capital Fire will charge for the second visit.
Please let our office know if you have changed the locks on your door without our knowledge, resulting in making your unit inaccessible.
Effective immediately, we need to shut off the water to the entire building.
This is due to an unexpected leak in the plumbing which was just discovered in the party room. (This was not part of any planned repair work.)
Our plumbers and Superintendent are currently onsite to resolve this issue.
We apologize for the inconvenience and are working to have the water back as soon as possible.
On Friday March 26, 2021, we will begin our project to remove and replace the damaged ceilings in the laundry locker, locker room, hobby room and bathroom. The cause of the problem is water damage.
The work will also include any required mold remediation, air quality testing, replacement of ceiling lights, repair of leaking pipes and replacement of 16 sprinkler heads.
During the project, there will be no access to either the laundry room or lockers within the laundry room.
We ask all owners who have lockers within the laundry room to empty all their contents by Thursday March 25, 2021.
The above applies even if you don't expect to access to the contents of your locker during the project. The Corporation and the contractor (NIKANA Construction Group Inc.) will not be held responsible for any damage to items left in the lockers once the project begins.

Currently the display on elevator #1 (the elevator closest to the library) is not working properly. Our contractor came onsite today to look at it. They advised that the elevator requires a new part, and that they should be able to install this on Monday. The elevator will be out of service over the weekend until the issue can be resolved. We are sorry for the inconvenience.

The proposed e-voting bylaw was defeated by 56 votes to 53.
In the vote by owner-occupied units, Milovan Bozovic was elected to the Board for a term of 3 years.
Alan Gollom was elected to the Board for a 3-year term.
Max Kosc was elected to the Board for a 2-year term.

The Board is planning a Town Hall meeting for February to provide additional information about what's happening in and around our building, and answer questions.
To reduce the risk of COVID spread, we have temporarily removed the Treasure Table from the Recycling Room. As soon as it is safe, the table will be back!
As part of the ongoing repair work, the ramp into our 1535 Lakeshore underground garage will be closed on the following days/times (weather permitting), to install heating cables.

The ramp down to P2 will remain open, so residents are able to exit from 1515 Lakeshore. For safety however, residents with larger vehicles may want to park outside until the work is complete.

In keeping with the increased anti-COVID measures recently announced by local and provincial health authorities, we regret that we have to close the gym and the Book Hub once more. We will let you know when we can open them again.
Due to crumbling concrete, the pool had to be closed for safety reasons until an inspection could be had. The CFRC Committee called in Belanger Engineering to examine the pool area and unfortunately the inspection in Phase 1 uncovered many deficiencies due to the age of the structure.
Phase 1 was to remove all the tile, drywall, and insulation to expose the structural concrete for inspection of the condition of the concrete forming the pool and pool deck. Visual inspection also indicated a need to replace many of the pipes, drainage and filter systems, again, due to their age.
Phase 2 will have core drilling to obtain core samples of the concrete to see the chloride content, and a chain drag survey to ascertain the extent of concrete delamination. This is similar to the work done for the garage retrofit. This work will be scheduled for the week of November 2. The report will provide the findings and recommendations.
Phase 3 will entail all the work that the report from Phase 2 has indicated has to be done:
A company will be selected to do the work after tendering and bidding has occurred.
Next, a design will be selected for the final look of the pool area.
The future schedule for this work will depend on the engineering report, tendering, bidding, and work schedule of the selected company.
We will update you with more information on all the construction phases as they become available. After Phase 2 we will have a clearer picture of the joint financial planning process needed to complete this project. This will be a lengthy process and we hope that Owners will be patient. The final result will give us an upgraded pool with all the modern amenities, which will increase the value of our property.
Owners are welcome to submit their ideas for the pool design to the Property Managers for consideration by the CFRC Committee.

In order to reduce the risks of COVID, we will not have the usual kids' candy table in the lobby at Halloween this year. We realize this will be disappointing for several small ghosts and goblins, but we have to put safety first.
Our (former) cleaner, Ernesto, is no longer with our cleaning company, Breathe Better. The company is supplying replacement cleaners.
On Wednesday October 14, between 9 am and 5 pm, the water will be shut off to repair some piping deficiencies. We realize everybody dislikes water shut-offs, and we're sorry for the inconvenience. Our plumbing system is getting on in years, and these repairs need to be done. If you have any questions, please feel free to contact the Management office.
Due to rapidly increasing cases of COVID, on October 9, the Province of Ontario announced modified Stage 2 restrictions for Peel Region. These include the closure of gyms and fitness centres for at least 28 days. We regret that our gym will be closed effective immediately. We'll keep you posted on re-opening.
The tennis and basketball courts will remain open until further notice, but the government has disallowed team sports, except for training sessions (no games or scrimmage). Users will need to take the usual precautions, including: maintaining physical distancing, washing hands after using the facilities, and not touching other users' equipment. Also to slow the spread of COVID, the provincial goverment announced today that all social gatherings, organized public events, and real estate open houses are now limited to a maximum of 10 people indoors and 25 people outdoors—but in all cases, only where physical distancing and strict hygiene standards can be maintained.

Window cleaning will take place from approximately October 8 through October 10, 2020, between 8:30 am and 6 pm.
Please note this timing is weather permitting. If the weather isn't suitable for cleaning, the work will have to be rescheduled.
Only the building's exterior windows that cannot be reached by owners will be cleaned.
How to ensure your unit is ready:
Please make sure that all windows are closed prior to the start date.
Please clear any water-sensitive items from your balconies, as these items may get wet due to work on surrounding areas.
On Thursday October 1, the HVAC (heating, ventilation and air conditioning) system will be switched over to heating. Please note that it may take a few hours for the change to circulate through the system.
There are now new Canada Post parcel lockers in the front lobby.
How it works:
If you're a lucky duck who's getting a parcel, you'll receive a key in your regular mailbox. This key will be marked with the number of the Canada Post locker where your parcel is.
Use that key to open the locker, and then drop the key into the slot in the locker.
It's Monday August 31, 9:15 am, and hot water is not available due to a malfunctioning water pump.
Management is aware of the situation. The contractor has been called and will be onsite shortly.
Sometimes in construction and repair situations, "you never know what you're going to find until you start work and open things up". That said, provided no additional problems are discovered, we estimate this repair should be completed by approximately mid-day today.

Horizon Connect Construction will be onsite to do some repairs to our ramp and nearby roof slab for at least four to five weeks.

The building carpets will be cleaned by Breathe Better on Thursday June 25, between 9 am and 5 pm.
You may have experienced little or no hot water again this morning.
That problem has now been resolved, so once again, the hot water will take a few hours to re-circulate through the entire system, and then you should have it back.
(At that time, you may need to run your taps for a few minutes--if you do that, please check on the water temperature frequently so you can turn off the tap as soon as it gets hot. And if you have plants--why not save some of this running water for them?)
Here's what happened with the water system:
The contractors had a difficult job yesterday. (As an example, a set of bolts had been welded down in the past, and these required several hours to remove before some other tasks could commence).
Once the contractors were done, as usual, Hector turned the water system back on.
There are two "loops" in the plumbing system: one loop for condo units on the upper levels, the other for units on the lower levels. Booster pumps pump water to the upper levels.
When the water came back on yesterday, the booster pumps overloaded. This resulted in a lack of water pressure, which means that the boiler was unable to heat any water for the upper levels.
Hector has now re-set the system so that the booster pumps are working again.
Once again, we sincerely apologize for the inconvenience. We know how frustrating it is to be without water, and we appreciate your patience as we worked through this matter.
The cold water is back!
As always, it may take a few hours for the hot water to circulate fully throughout the system.
We understand the frustration this issue has caused. There were unforeseen issues with the repair. Tomorrow, Management will be receiving a report explaining the reasons for the delay.

Another problem has just emerged, which means the cold water cannot be turned back on by 6:30 pm after all.
The contractors are still working on the repair, but we don't have an estimated time of completion at this point.
As soon as Hector is switching everything back on, we'll let you know.

Today's water repair turned out to be a longer job than expected. The contractor should be done by about 5:30 today.
After that, Hector will need to go onsite and switch things back on, so the cold water should be returned at approximately 6:30 pm today.
The hot water may take a few hours longer to fully re-circulate through the system*.
(*For approximately 3-5 units on the upper levels, hot water can take even longer to get back. If you're one of those units, you may have to run your hot water tap for 45 (yes, forty-five) minutes to get hot water back.)

On Monday June 15, between 9 am and 5 pm, water to the building will be shut off.
Here's why: During the June 9 repair process it was discovered that the main water incoming from the city is coming from a severely corroded pipe. This also needs to be fixed, so once again, water will need to be shut off in the entire building.
Also, please be aware that when the water is turned back on, it may take some hours before the hot water is fully circulating throughout the system again.

On Friday June 5, between 8 am and 6 pm, Pressure Kleen will be onsite to clean our garbage disposal system, including the garbage chutes on every floor.

The bulk of the chipping has now been completed. Most of what is remaining is coating, painting and reinstalling lights.

We've created a bike room with a padlock for residents to store their bikes until the construction is completed (May 2020).
Between Monday March 30 and Monday April 6, we ask that you kindly move your bike into this room. Please call Hector at 416-829-7671 to facilitate this.
To access your bike once it's in the bike room, please call Hector from 9 am - 4 pm, Monday to Sunday. Please allow time in case he's dealing with another matter when you call.
The Corporation or contractor will not be held responsible for accidental damages to bicycles left in the garage during these dates/times.

The fire speakers are a vital part of our fire safety system. If any resident of an 03 suite happened to disconnect their speaker, please inform Management ASAP.

What's happening with the lobby TV? The free licence has expired and it no longer exists to be renewed. As well, it was difficult for residents to read the information on the TV. The Board is looking at alternatives. In the meantime, here are all the ways you can keep up with building news.

Thu, 13:55 pm: Unfortunately, the hot water is out again. The plumbers are back onsite working on the problem. At this time, we don't have an estimate for when the repair will be completed. We'll post any updates here as soon as we have them. We are sorry for the inconvenience.
Wed, 3:25 pm: The water is back! 😃 A repair like this lowers the pressure in the system. It can take some time to refresh throughout the building. So if you're still not getting hot water, try opening your hot water tap and letting it run for several minutes (it might take as long as 5-10 minutes). Thank you for your patience.
Wed, 10:15 am: The plumber is onsite. In order to work on this, we've had to shut off the hot and cold water for 2 to 3 hours. Today's issue, with the pressure release valve (PRV), is not directly related to the plumbing work that was done on Tuesday. We have called the PRV technician and he will determine whether the PRV unit itself needs service.
Wed, As of early this morning (around 2:00 am): there was no hot water in the building. This is most likely due to a pressure release valve (PRV) in the low zone that requires service. Our plumber will be onsite shortly. We do apologize for the inconvenience.
You may have seen information coming from us recently that the Games Room was open to a limited number of people at a time. This was our mistake. We're following the directions from public health officials and the Games Room is closed.

The construction noise many residents are hearing is due to chipping in the garage. The contractor is working as quickly as possible, but estimates that the chipping will continue for about 4 more weeks. We realize it's disruptive, and we're sorry about the unfortunate coincidence that this work is happening just when many residents are spending more time at home. Ear plugs (or noise cancelling headphones if you have them) will make things a bit quieter.
On Tuesday, March 17, the hot and cold water will be shut off between 9:30 am and 5:00 pm for plumbing repairs. We apologize for the inconvenience. If you have any questions, please contact the Property Management office.
We have been advised by the contractor that they are done with the sprinkler system. So the cars that had to move on Monday and Tuesday due to this fire safety repair work can return to their parking spots.

As a result of the plumbing issue of last Saturday and Sunday, on Tuesday March 3 the hot water will be shut off between the hours of 8 am and 5 pm. This is so that we can make repairs on our pump/boiler. We appreciate your patience while we get this fixed.
The plumbing issue has been resolved and hot water should be running again throughout the building within the next four hours.
We now know the cause of the problem: a leak in a coil in a unit in the mechanical room which services the swimming pool. This leak caused a lack of pressure to our boilers.
The system has been refilled and the boiler restarted. However, the faulty coil will need to be repaired or replaced.
Once again, we are sorry for the inconvenience.
As of 1:30 am on Sunday, the technician was still onsite and working with Hector and the plumbers to resolve the issue, but unfortunately were unable to fix the problem.
The plumbers from Alderwood will be onsite on Sunday morning to look at the situation with fresh eyes.
Residents are without hot water. The plumbing problem is with the 06 stack, but it is affecting the whole building.
At this time, Management does not have an ETA of when the hot water will be back on. We'll provide an update as soon as possible.
The new front and back enterphone systems are now up and running.
Please check both the front and back panels to make sure your name is listed. If you don't see it, let Jason know.
Find your new buzzer code by looking up your name on the the system (look for the 3-digit number on the right side beside your name).
The number you press to let people in is now "9". (This is a change from the old system, where you had to press "6".)
The next special assessment payment is due on May 1, 2020. You'll receive official notice from the Board closer to the time.
This is not a new special assessment. The amount for each unit was distributed to owners in the Budget Meeting package of August 2019, or was provided as part of new owners' purchase documentation. You can also see the fee schedule for your unit here.

Residents gathered on Thursday, December 19, 7:30 pm in the Party Room to sing holiday songs.
Families and children were very welcome.
And the carollers warmed up with coffee, tea, and mulled apple juice along with tasty cookies.
Neighbours celebrated the season with neighbours and brought their favourite dish to share.
Santa made an appearance, and so did a talented harmonica musician.
